Redevelopment of 23 apartments starting with a feasibility study to assess the building potential: survey, analysis of fabric, plan and services, with options for repair, alteration & finish. All costed & programmed to check against budget and the market, saving time and resources by getting the thinking straight at the start.

The feasibility report at Fulham showed a number of issues – building fabric in need of repair, too many shared and outdated bathrooms, over-generous kitchens, poor storage and convoluted corridors. Stage one in the design process investigated the practicality and cost of addressing these points.

From this sound base and signed-off business plan the entire site has been stripped-out, services renewed and spaces re-planned to ease circulation & maximise daylight. While flats retain their individual character common factors are a strong neutral finish, streamlined kitchens and showers, built-in wardrobes and an easygoing mix of furniture and art. As at America Square the aim is comfy home-stay not formal hotel, with previously un-loved courtyards re-landscaped for a familiar back garden feel.

One of several projects with Native Places to update existing properties and develop new, with longevity, ease of maintenance and future modification guiding the design.
